The landscape of commercial real estate market in Poland, a broader perspective based on the article on Property News. It’s important for investors and stakeholders to stay informed about these trends and factors to make informed decisions. ✔ Foreign Capital Dominance: The Polish real estate market is characterized by the dominance of foreign capital. This has been a significant factor in shaping the market dynamics. However, it also led to reduced market liquidity. ✔ Properties Below 100 Million Euros: In the first half of 2024, investors are expected to target properties valued below 100 million euros. These properties are attractive due to their long-term capital investment horizon. ✔ Value-Add Properties: Value-add properties, which have the potential to increase in value through active management in areas such as leasing, modernization, redevelopment, and utilization of development potential or change of use, will continue to be of interest to investors. ✔ Logistics and Urban Warehouses: Modern, well-connected large-scale logistics properties and urban warehouses will remain in the spectrum of investor interest. These properties are sought after due to their strategic locations within or close to city limits, which allows for higher sale prices per square meter and higher rents paid by tenants. ✔ Institutional Rental and Private Dormitories: There is a growing interest in alternative sectors such as institutional rental (also known as PRS) and private dormitories. If the demand in the traditional housing market remains high and developers are not interested in selling projects to PRS operators, investors in this sector may start to focus on more affordable plots and commercial properties where collective housing facilities can be established. ✔ Office Resources: According to preliminary estimates, the total office resources in Poland will increase to over 12.8 million sqm by the end of the year. The year 2023 will be remembered as the lowest in terms of new supply in the market in Warsaw and the second lowest in the last decade in regional cities. ✔ Industrial and Warehouse Space: The first quarter of 2023 brought a record new supply in the industrial and warehouse space market in Poland, reaching 1.9 million sqm. This was mainly due to the exceptionally high demand from 2021-2022. In conclusion, the Polish real estate market is dynamic and influenced by various factors such as foreign capital, property value, type of property, and market demand. These factors, along with the trends in logistics properties, urban warehouses, institutional rentals, private dormitories, office resources, and industrial and warehouse spaces, shape the landscape of the real estate market in Poland. Prestige Group plans to launch luxury housing project in Delhi's KG Marg this fiscal Bengaluru-based Prestige Estates Projects Ltd plans to develop a luxury housing project in central Delhi in partnership with a local realty firm and is looking for more land in Delhi-NCR to build residential properties, its CMD Irfan Razack said. "We have taken one very high-end development in KG Marg, Delhi. It's a JDA (joint development agreement) with TDI. We have just done the initial term sheet. We have done initial payment to Indiabulls to clear some debt," Razack said. The land size in KG Marg, Delhi is about an acre, he said. "The project is under the planning and approval stage.
